We have had slate replaced at least a couple of times when birds got under them.  It has not happened recently so I can't remember an exact price.  We had a couple of slate pieces replaced when our gutter was repaired a few weeks ago, but were given a good entire price by Keith Roofing.  FYI, they do give a senior discount.  We did not need to get a permit to have the gutter work done.Good luck.Hazel

For what it's worth. University of Maryland used the faux slate on some of their newer buildings and they were imperceptibly no different.  UofMD had to follow strong anesthetic guidelines to keep character if their campus buildings all while being fiscally and sustainably sound.
