Gina:

This isn't directly responsive to your question but something to consider.
We went from a tank to a tankless water heater a few years ago and have not
regretted it.  The upfront costs are higher, but the lifespan of the
systems are also supposed to be higher.  You never run out of hot water and
you gain precious space back in a Capitol Hill home.

So if you have the luxury of enough time to consider it, it may be worth
getting a quote.  If you're interested in hearing about a first hand
